Increasing Your Home's Value

Whether you are getting ready to sell your home or just recently moved into a new one, you might be looking into increasing its value. There are many ways to do this with varying costs; however, even the simplest changes can not only fit your budget but give your home a nice updated look and modern feel.

Home renovations can be stressful, especially when it comes to trying to fit your budget and your needs. It doesn't have to be, though, as there are plenty of options for cost-effective updates to your home.

Landscaping

One of the ways you can increase the value of your home and add curb appeal is to give your yard a bit of a makeover. A well-designed landscape can provide a major boost to a tired front yard. This can be achieved by some inexpensive mulch and plants. Hostas are a popular landscaping plant, as well as boxwood. Both are lush plants that take little to no effort planting and continue to grow year after year through all seasons. These plants are also easy to propagate if you choose to grow more in other areas of your yard. Hostas and boxwood also make excellent potted plants to decorate porches, patios, and deck areas.

Front Door

One of the first things guests see when they visit is your front door, of course, so naturally, this is an excellent place to start thinking about updating. If a brand new door isn't in your budget, you can give new life to an old one with new, bold paint color and brand new door fixtures. Bold and bright colors are becoming popular with front doors. Try yellow, purple, or bright blue to brighten up the front of the home and add tons of curb appeal. Don't be scared of color; just go for it! And if you aren't fond of it once you've done it, it can easily be changed. That's the beauty of paint.

Kitchen

The kitchen is one of two main rooms that bring a lot of value to your home. These are the rooms that buyers usually base their opinion of the entire house on, aside from a number of bedrooms. Kitchens can be very costly and not in everyone's budget. However, there are some more cost-effective ways to update this high-traffic room of any home. Cabinets can be painted to add new life to old, outdated cabinetry. You can also change out the hardware on the cabinets and drawers for a whole new look. For smaller kitchens, lighter colors work best and make the room look much bigger. Countertops can be painted to look like marble with a kit that can be purchased at any home improvement store. Another simple yet effective update to a kitchen is a brand new kitchen faucet. All of these techniques can increase home value with minimal effort and fit a tight budget.

Bathroom

As with the kitchen, the bathroom is another high-value room in your home. This one may be the least budget-friendly of all home projects as there are not many shortcuts here. If you are going to splurge on any room to increase your home's value, the bathroom would be it. This is also the room that you may want to hire a professional to help. A company that does a bathroom remodel in Houston can get the work done for you in 1 day. Many companies can offer you a free in-home consultation on upgrades which can include tubs, showers, surrounds, and liners as well as ideas for flooring and low-cost sink and vanity upgrades. With as much work that goes into a bathroom remodel, it's usually best to hire a professional to get the most value out of the project and make sure it's done to building codes.
